Plan on Prep Work Taking a Few Weeks
In order for a roofer to give you an accurate estimate, they need to complete an in-person inspection. Roofers will consider factors like the condition of your roof decking and underlayment, the size and scope of your roof, and the type of materials you have installed in order to give you a quote.
Get at least three quotes from roofers before making a decision, or you may end up paying more than necessary. Once you select a contractor, you'll need to arrange a financing plan, and your roofer will need to secure materials and any required permits, so give yourself 4 to 6 weeks to get the entire process planned and underway.
Preparing Your Property for Your Roof Replacement
The day or two before your roofing contractors show up to begin installation, you'll want to make sure your yard, home and rest of your property is ready for the team to get to work. Things like your roofing materials and a dumpster could get delivered anywhere from 24 to 48 hours in advance, and you'll want to take steps like:
- Clear out of the work area of items like basketball hoops, kid toys, or potted plants.
- In order to make room for your installation team, park your car elsewhere for the day.
- Keep your pets indoors so that they don't get in the way of the contractors.
- Cover your garden or similar outdoor spaces for protection.
What to Expect During the Installation Process
Depending on the size and scope of your roof, your replacement will most likely take between 1 and 3 days to complete. While each roofing company has their own process, there is an order that most aspects of the project will need to follow.
First, your roofers will strip all old roofing materials off, and then complete a quick inspection of the roof decking and flashing. If these components are also showing signs of aging, they may need to be replaced as well.
Next, the new roofing materials will be installed, beginning with the underlayment, followed by shingles, and finally any new vents if needed. Your contractor will come notify you once the installation is done, and complete a walk-through with you to make sure you're satisfied with the result. This is the time to voice any concerns or questions you have!
What Happens After the Roof Replacement
The same day your roofer completes your installation, they'll gather their materials, clean up your yard, and conduct a final inspection. After your team has left, they may schedule a time for a representative to return to collect any outstanding balance, help you register your warranty online, and check that you don't have any concerns about your new roofing system.
